Mark your calendars for September 8th & 12th.
I have noted that many people want to break into investing, but they
either have bad credit or no access to the funds required to buy
property! Does this sound like you?
Or maybe you have great credit and tons of cash, but you would rather
use them for something else?
Well, I have noted many of the big, very successfull investors who teach
all across the country invest in real estate investment properties using
none of their own cash or credit using an often overlooked strategy
called subject to.
The investor finds a motivated seller with a house and takes over the
house and the motivated sellers mortgage. The investor may need to put
a little bit of money down and make a few mortgage payments, but if you
do it right you are not out of pocket and you definitely have not used
any of your credit.
The investor then finds a home buyer (who right now may be having a hard
time getting a bank loan) and sells the house to them using a lease to
own strategy. The home buyer puts down a down payment (usually more
than what the investor put down - first payday) and then makes monthly
payments (again more than what the investor is paying on the underlying
mortgage - 2nd paydays), and then in 6 months to 2 years the buyer gets
their credit or other situation turned around, gets a loan and pays off
the investor who pays off the underlying mortgage (3rd payday)
